Victorian tiled floor in Stamford Cambridgeshire, tiles manufactured by Minton Hollins. Requested to consult and repair this floor by Insurance loss adjusters after this floor was previously restored by a competitor using replica tiles that were both of a poor colour match and quality resulting in replacement. There was also some examples of poor tiling which needed to be replaced; see photos of the border.

The main problem with the previous restoration was a dusty white residue which to all accounts had been dismissed as a damp problem; this is not the case. All cleaning products contain a variety of ingredients: surfactants, builders, detergents, chelating elements and water. If used incorrectly on porous tiles these cleaning products will leave a salt-like residue as the water content of the solution evaporates. Unfortunately as these unglazed tiles are porous the chemicals are drawn into the tile body as the water evaporates quite freely.

With every cleaning of the floor the absorbed chemicals will react with water and to a degree dilute, a residue will form as the tile dries and then the process must restart. Using further chemicals on the floor will either exacerbate the problem or to some part convert the absorbed into a different sodium variant. We must always keep in mind that these floors are laid on a lime mortar substrate which will react to excess moisture, so all efforts must be used to prevent this.

This is a work in progress, tiles have been replaced, samples have been taken to prove there is no damp and to determine what chemicals where used. Further updates to follow.

A beautiful Minton floor in Newark, Nottinghamshire from the Victorian era. In this Victorian Floor Restoration we needed to remove loose and damaged tiles and manufacture new encaustic tiles in order to bring out the floors full potential.

Work Detail
Our dedicated team of Victorian floor restorers expertly removed the damaged tiles from the floor creating very little dirt, dust or disruption ready to accept the replacement tiles. Outside our professional diamond tile cutting machine was used to precisely cut both reclaimed original tiles and handmade replicas to imperial sizes. A lot of work went into to sourcing accurate matches to ensure the very best blend, this included a sympathetically coloured grout and the manufacture of new encaustic tiles.

The final phase of this Victorian floor restoration in Newark was to clean and seal the floor using our specialised restorative cleaning process. Using only ECO friendly chemical solutions we were able to strip away years of dirt, debris and old sealers. Once dried we applied our unique breathable stain sealer, a sealer that not only enhances the natural colour of the clay tiles but also protects the floor from abrasion, soiling, staining.

Victorian Minton Floor Cleaning Derby

A large Victorian tiled hallway in Derby. The floor was covered with the mess from all the previous trades such plasterers and decorators who had splattered the floor with plaster, Pva glue and paint. On top of this the floor was stained with old linseed oil and wax which the porous tiles a dull and dirty appearance

The first task was to remove the thick splatters of paint and plaster before thoroughly cleaning the floor with our specialised equipment which you find no where else.

The finish we applied to the Victorian Minton tiles was a breathable satin finish which helps protect the floor from staining and further abrasion.

Victorian Minton Floor Restoration West Bridgford Nottingham, this floor had seen a lot of movement over the years from subsidence. As a result a large section of the floor was replaced with concrete which looked unsightly and was hard to keep clean.

The rest of the floor we found to be covered with a huge amount of paint, cement and plaster along with the staining associated with old sealers and wax coatings.

We firstly set about replacing the missing tiles with reclaimed originals and premium handmade tiles to ensure the best possible blend with the original floor. We also tackled a range of raised and loose tiles that needed to be re-fixed in line with the current floor level.

Cleaning this floor was always going to be challenge as they seemed to be excessively porous and absorbed much of the contaminants deep into the tile body. But using our custom cleaning equipment and chemicals we were able to change the appearance significantly.

Victorian Minton Church Floor Restoration Sudbury Derbyshire

A beautiful Victorian Minton Church Floor in Sudbury Derbyshire. There was some floor heaving on the main Nave walkway caused by heating pipes running beneath the floor. This had caused the old lime substrate to expand and push itself away from the support structures.

We removed the affected tiles and the substrate below, reinstated a more flexible strengthened and heat tolerant substrate before relaying the original tiles with reclaimed originals where necessary.

The marble altar had become loose and unsafe, the surface has also become dull and lost a lot of its sparkle. Again we strengthened the substrate before relaying the original tiles and diamond polished the marble and protected the area with a hard wearing sealer.

The chancel floor was treated to a real deep cleaning with our ECO friendly chemicals and sealed with our breathable sealer and polish combination.

Victorian Minton Floor Restoration Derby

This Victorian Minton tiled floor in Derby had seen a lot of traffic and substrate movement over the years, the majority of which had been caused by rising moisture from the areas surround the cellar.

As you can see from the original photos the floor runs in various directions, the pattern has shifted as a result of the substrate movement. The damaged floor areas consist largely of damaged unsalvageable tiles and the floor had an overall dirty appearance.

Using a combination of reclaimed original tiles and handmade replicas we removed the old substrate and relaid the tiles using the best overall flow, naturally some compromises needed to be made.

A wonderful Victorian tiled hallway full of beautiful encaustic tiles, great colours and an interesting border design. Unfortunately the floor was covered with a very old varnish applied over unclean tiles, the varnish had tarnished over time and in turn obscured the floors natural colours and prevented the thorough cleaning of the floor.

The floor was never going to look its best as long as this varnish remained. This was a very tough varnish to remove, mostly down the amount that had been applied over the years, armour plating would be a better term.

Once the varnish was removed we were able to deep clean the floor and apply a colour enhancing seal.

This wonderful Victorian geometric floor in Royston, Hertfordshire was covered with an ageing shellac varnish that was cracked and flaking. The old varnish was acting as a smoke screen, obscuring the wonderful colours contained within the floor, giving the floor a continually dirty appearance.

Our first task was to remove the shellac varnish from the Victorian floor tiles with our Eco-friendly stripper containing natural plant extracts. Then came the thorough deep cleaning of the floor.

Victorian Quarry Tile Restoration Ashwell Hertfordshire

This Victorian quarry tiled floor had seen a lot of traffic over the years and with it a multitude of different contaminants, which soiled and stained the soft clay tiles. Much of this staining can be attributed to old oil dressings applied too thickly time after time, which not only discolours over time but also prevents the floor from breathing, creating problems with damp.

The old pointing had been applied straight onto dust and loose mortar, as a result the pointing was quickly washed away during our cleaning process. We replaced the pointing with a sympathetically coloured flexible grout.

As the floor was prone to rising moisture we sealed the floor with a highly breathable matt sealer which naturally enhances the colours of the quarry tiles.

Victorian Quarry Tile Restoration Nottingham

A very old floor in Stoke Bardolf, Nottinghamshire which had been covered over with screed of differing strengths and mixtures, some relatively easy to remove; others not. The whole process was very labour intensive as it wasn’t possible to grind the screed off without damaging the tiles beneath.

As the floor is in a Victorian cottage the Victorian quarry tiles have been laid on a lime substrate without any damp proofing. Taking this into account, we used a highly breathable matt finish on the tiles, which would both protect from staining and at the same time allow the floor to breath effectively.
